Garage Door Work Across Boise

Boise is a city of very different garages. Detached single-car garages behind North End bungalows, attached two-car garages on Bench ranches, and three-car garages in newer subdivisions all have different doors and different problems. Here is what applies citywide.

A capital that keeps growing

Boise is the capital and most populous city of Idaho and the county seat of Ada County, with 235,684 residents in the 2020 census (Wikipedia: Boise, Idaho). It grew from Fort Boise, established in 1863, along the Boise River at the edge of the foothills. The Boise River Greenbelt runs through the city, and growth over recent decades has pushed subdivisions south, southeast and west.

Garages by neighborhood

  • North End and East End: older homes, often with detached garages off alleys. Doors may be older, lighter, and sometimes on extension springs; some are original wood carriage doors.
  • The Bench: mid-century ranches with attached one- or two-car garages, many with second-generation steel doors and older openers.
  • Foothills and Harris Ranch: newer, larger homes with insulated doors, windows and wall-mount openers.
  • Southeast and West Boise subdivisions: two- and three-car garages with builder-grade doors and openers that are now reaching the age when springs and openers wear out.

Weather and doors

The National Weather Service Boise office covers summer heat, winter cold and wind events in the city (National Weather Service Boise). West-facing garage doors take the most afternoon sun in summer, and cold mornings in winter are when tired springs tend to break. The seasonal guide has a checklist.

Permits

Straight garage door replacements usually do not need a permit, but changing an opening or framing may. Inside city limits, the City of Boise handles building permits (City of Boise).

Nearby

Garden City sits inside Boise along the river, Meridian lies to the west, Eagle to the northwest and Kuna to the southwest.

Asked and answered

Garage Door questions from Boise

  1. Do older Boise homes have different garage doors?

Often. Detached garages in older neighborhoods may have lighter doors on extension springs or original wood doors.

  2. Who issues building permits in Boise?

The City of Boise for addresses inside city limits.

  3. Why do so many Boise openers fail around the same time?

Subdivisions built in the same years have openers and springs of the same age, so they wear out on a similar schedule.

  4. Do west-facing doors wear faster?

Afternoon sun dries out seals and heats dark doors, so they may need seals replaced more often.
